Can I build on my block?

Legal requirements:

  • Maximum floor area 60m2 (excluding outdoor areas such as carport, veranda, garage etc)
  • Land zoned Residential
  • Minimum land total 450m2
  • Must be 3m from boundary

The NSW Government defines a granny flat as “A granny flat, or secondary dwelling, is self-contained accommodation within, attached or separate to an individual home.”

Can I build on Vacant land?

No, council defines a granny flat as a secondary dwelling on the same property.

Do I have to apply for approval?

The short answer is no, we will apply on your behalf for a Section 149(2) Planning Certificate from your local council. Granny Flat leaders will handle the whole process from design and approvals through to the build and finish. This includes handling all builder, engineer and certifier fees.
